Harborview Capital Group and Torose Equities have acquired Fishermen’s Village, a waterfront property in Punta Gorda, Florida, for $43 million USD through a court-supervised receivership process. The acquisition includes a marina, retail space and a hotel, with the new owners planning restoration work.

Harborview Capital Group is based in Punta Gorda and invests in hospitality, retail, industrial and mixed-use real estate. The firm’s co-founders, Anthony Dubbaneh and Ankur Patel, have established ties to the local market through previous investments, including the former Muscle Car City property and the Military Heritage Museum complex.

Miami-based Torose Equities focuses on value-add retail, office and mixed-use acquisitions. The firm has invested along Florida’s Gulf Coast since 2017, with holdings in Tampa, St. Petersburg and Bonita Springs.

The joint acquisition covers a 22.8-acre property, which includes a 142-slip marina, approximately 97,000sqft (9,012sqm) of fully leased retail space and a recently renovated 47-key waterfront hotel.

The marina sustained damage during a 2024 hurricane and will require reconstruction as part of the property’s future plans. Between the scale of the repairs and the complexities of the receivership process, the deal required a buyer with local market knowledge, capital resources and experience managing long-term real estate projects.

Scott Sherman, founder and principal of Torose Equities, said: “Harborview and I were pursuing this deal separately before concluding we would be better positioned together. Their local knowledge combined with our experience executing complex value-add repositionings is what got this across the finish line.”

Anthony Dubbaneh, co-founder of Harborview Capital Group, stated: “We are honoured to become the next stewards of a property that has anchored this waterfront for more than four decades. Fishermen’s Village continues our long-term commitment to investing in Punta Gorda.”

SVN Commercial Partners represented the seller throughout the process, while Lake Michigan Credit Union provided senior debt financing.
