Avison Young is marketing Whitecap Resort on North Padre Island in Corpus Christi, Texas, on behalf of Ashlar Development. The marina-centred plan is being presented to developers and investors for residential, hospitality and commercial uses.

Ashlar Development, a real estate firm specialising in master-planned communities and mixed-use developments, is working with Avison Young’s team of Chris Kilcullen, Mike Kennedy, James Nelson, Erik Edeen and Michael Agnew.

Current construction works feature an entertainment district, alongside the $50 million USD dry stack marina designed with a system to withstand category 5 hurricane conditions.

Infrastructure across the site has already been completed, including canals, utilities and entitlements covering all planned uses. Amenities already built on the site include Heron’s Nest Café & Park, Pelican’s Landing Pool & Fitness Facility, and the Whitecap Preserve bird habitat and trail system.

As part of the 240-acre development, plans include a resort hotel with residences, short-term rental accommodation, multifamily housing, as well as retail and entertainment areas.

The residential area includes 199 lots in the first phase and a further 420 in the second phase, along with townhome plots within a mixed-use area.
