A marina redevelopment planned for Tierra Verde, Florida, has been withdrawn after Greenleaf Capital pulled its application ahead of a December review. The proposal, described as the “second-largest open-rack boat storage facility in the United States”, was formally withdrawn following months of objections from local residents.

According to the Tampa Bay Times, the company had planned to redevelop the property at the entrance to the island, directly off the Pinellas Bayway, where the Tierra Verde Hi & Dry Boat Storage currently operates. The facility holds 314 racks and stands at roughly 40ft (12 metres). Greenleaf had proposed expanding the marina to 711 racks with four open-air towers rising to 90ft (27 metres). 

The scale of the project became a central concern for residents, who argued that such a large structure was not suitable near homes. Greenleaf said its decision to withdraw reflected feedback received during meetings with residents and community associations.

In a previous report, the $33 million USD, two-phase redevelopment plan had been revised. Originally scheduled for an October review, the Tierra Verde marina redevelopment was rescheduled to 3 December by St. Petersburg’s Development Review Commission to allow additional design work and a traffic study.
