A new $100 million AUD development has been approved for the southern end of The Spit on Queensland’s Gold Coast, with construction expected to begin in 2026. Led by local developer Ignite Projects, the project has received the green light from the Crisafulli Government following a selection process.

The Southern Gateway site will be redeveloped into a mixed-use precinct, including residential apartments, commercial space, a marina and public parklands. It is the third site to proceed under The Spit Master Plan, a framework created to shape future use and development opportunities along the peninsula.

The plans include 27 residential apartments and food and drink outlets, along with a commercial marina offering up to 18 berths. The project also includes $2.7 million in public infrastructure upgrades, including a new parkland, pedestrian and cycling connections, a boardwalk, seating, car parking and a playground.

Deputy Premier and Minister for State Development, Infrastructure and Planning, Jarrod Bleijie, said: “We’re not just talking about the land’s potential, we’re delivering on it. The Gold Coast now has a government that will unlock The Spit and finally deliver jobs, tourism and enhance liveability in a high-profile coastal location and revitalise underutilised land for the community to enjoy.”

The development will feature a design by Contreras Earl Architects, with architecture intended to respond to the coastal character and natural surroundings of the area.
