Halcyon Residences & Marina in Naples, Florida, is a planned waterfront community being developed by Henley US, the Florida-based arm of Henley Investments, in partnership with Naples-based Gillette Development. The site spans nearly nine acres and is located close to Fifth Avenue South and nearby beaches, with access to a 120-slip private marina.

The development will include 66 estate-style homes priced between $2.995 million and $7 million USD. Residences will range from 203-314sqm, with two-bedroom plus study layouts to four-bedroom, four-and-a-half-bath homes. Homes are designed with windows on two to three sides, private outdoor kitchens, penthouse-style elevator access, butler pantries, handmade cabinetry and stone finishes.
The private marina provides connections to the Intracoastal Waterways and the Gulf of Mexico. The community will include 5,110sqm of shared amenity space, including a Skydeck with pickleball and padel courts, golf and VR simulators, a double-height fitness centre with an indoor climbing wall, spa facilities and studios for yoga and Pilates. An infinity-edge pool overlooks the marina, along with poolside cabanas, a Captain’s Club, speakeasy and three guest suites with private balconies.

Matthew Kragh, lead architect of MHK Architecture, designed the development with a coastal-modern approach. Interiors were planned by Megan Sherwood of MSD, emphasising natural light, functional details and the connection between indoor and outdoor spaces.
Sales are scheduled to begin through an on-site gallery in January 2026. Groundbreaking is expected in 2027, with completion anticipated by late 2029. The Dawn McKenna Group, led by Christine Lutz, will manage sales and present the community’s design and features.
