Pier 281 Marina in Brick Township will present a proposal for upgrades and new facilities at a planning board hearing scheduled for 13 August 2025. The marina covers more than three acres along the Metedeconk River and serves as a key site for boating activities and local attractions.

Pier 281 Marina currently features more than 100 boat slips and a deep-water basin that accommodates vessels ranging from six metres (20ft) to 23 metres (75ft). The property includes eight boat lifts, a pier dock, fixed docks with catwalks and behind-slip parking. Facilities on site include a bathhouse with showers, a private lounge for tenants, Wi-Fi, picnic space and on-site mechanics.
Based on a report by Daniel Nee for Brick Shorebeat, the applicant, Dolan Contractors Inc., has submitted plans that include paving part of the existing gravel lot, constructing a new garage building and adding nine-metre (30ft) boat storage racks. The new racks exceed the township’s current seven-metre (24ft) height limit, needing a variance request. Other proposed changes involve the installation of an above-ground fuel tank, updated landscaping, a new lighting design and revised parking lot striping.

The proposal calls for the demolition of the existing garage building to make way for the new structure. Variances are also required for setbacks and parking dimensions. Specifically, the applicant seeks to reduce side setbacks from three metres (10ft) to one metre (4ft) and requests permission for an eight-metre (26ft) tall garage where the ordinance also allows seven metres (24ft). Additionally, parking stalls measuring 2.7 metres (9ft) and 2.9 metres (9.5ft) in width are proposed, compared to the three metres (10ft) normally required.
The planning board will review the application at 19:00 on Wednesday, 13 August 2025, at the Brick Township Municipal Complex.
