BlueCove Marinas has acquired Rock Harbor Marina in West Nashville, Tennessee, for $10.1 million USD, with plans to reshape the property as a waterfront destination for locals, boaters and visitors.

Locally owned by Kevin O’Brien and Patrick Poole, BlueCove Marinas is a growing collection of lake and river marinas across the Southeast, backed by capital partner Tenn Properties, a Middle Tennessee real estate investor and developer specialising in commercial, residential and mixed-use projects.
With the purchase of Rock Harbor Marina, BlueCove has expanded with a landmark near The Nations and Charlotte Park, where the marina provides boaters access to the Cumberland River and serves nearby residents and visitors.
Kevin O’Brien, president of BlueCove Marinas, said: “Rock Harbor has an incredible location, an authentic history and a direct connection to some of the most dynamic neighbourhoods in Nashville. Our goal is to build on what already makes it special. We’re building a destination where locals, families and boaters alike can pull up, grab a great meal, catch some live music and enjoy the Cumberland River the way it was meant to be experienced.”

The company plans to introduce upgrades at the site, including expanded outdoor dining, new food and beverage options, play and gathering areas, live music and events, and improvements to landscaping and common spaces. The work will roll out in phases, with early priorities focused on the marina experience, property appearance, signage and customer service.
O’Brien added: “Great marinas shouldn’t just be places to store and service boats; They should be true hospitality destinations and community anchors. We are thrilled to bring that vision to life right here in Nashville.”
