On 31 August 2026, American Financial Group (AFG) announced that it had completed the sale of Charleston Harbor Resort & Marina in South Carolina, following definitive agreements reached earlier this year.

AFG’s parent company and its Great American Insurance Company subsidiary each owned half of the property, with the gain to be reported as net investment income and divided equally between the two entities. AFG expects the transaction to generate approximately $125 million USD in pre-tax core operating earnings, or about $1.20 per share after tax, subject to final cost accounting and customary closing adjustments.

The estimated earnings are consistent with the figure AFG reported in April 2026, when the company said it had reached definitive agreements for the sale.

AFG acquired the property in 2002 and later added the beach club as part of its work to improve the resort. Today, the marina has 459 wet slips, boat lifts for up to 31ft (nine metres), capacity for vessels up to 120ft (37 metres) and 17,000ft (5,182 metres) of floating dock. The site also provides pump-out services, dockside electricity, a resort store and a fuel dock.

The wider Charleston Harbor Resort & Marina property includes hotel accommodations, restaurants and other resort facilities, along with a water taxi, resort shuttle, sailing camp and a pool. Located on the Cooper River between Shem Creek and the USS Yorktown, the site is home to South Carolina’s largest in-water marina.
