Qatari Diar Egypt has unveiled the master plan for Alam Al Roum, a $29.7 billion USD coastal development on Egypt’s North Coast, following a site visit hosted for the project’s partners. Developed by Skidmore, Owings & Merrill (SOM) with support from other international firms, the plan includes an international marina as part of its wider tourism and mixed-use offering.

Alam Al Roum will cover 4,900 acres and include 7.2 kilometres of private Mediterranean beachfront, with the site located between Marsa Matrouh and Ras El Hekma. The development is planned to include an international yacht marina, hotels, sustainable energy solutions and locally sourced materials.

SOM prepared the master plan with support from landscape architecture specialist SWA, transportation and traffic engineering consultancy Setec, and Marina Projects, a leader in marina design and operations.

The Alam Al Roum project is part of Qatari Diar’s wider investment activities in Egypt, which include developments such as CityGate, NEWGIZA and The St. Regis Cairo. Sheikh Hamad bin Talal Al Thani, chief executive officer of Qatari Diar, said the project reflects the company’s ongoing investment in Egypt’s tourism sector and expands its land portfolio.

Thomas Hussey, principal of SOM’s city design practice, said: “Our master plan for Alam Al Roum presents a new vision for waterfront living on Egypt’s North Coast, shaped by the Mediterranean climate, landscape and cultural character of its setting. Our ambition is to create a sustainable, resilient coastal destination that offers residents and visitors a more immersive way to live by the water.”

The Alam Al Roum project follows an investment partnership agreement signed in November 2025 between Qatari Diar Real Estate Investment Company and Egypt’s New Urban Communities Authority for the development of a tourism and urban project in the Alam El Roum area of Matrouh Governorate.
