OMNIYAT has acquired Marasi Bay Island as part of its continued efforts to expand and enhance Marasi Bay, its flagship waterfront destination in Dubai’s Burj Khalifa District. The acquisition supports the developer’s vision to create a curated ecosystem that blends residential, hospitality, commercial and marina experiences along Dubai’s urban shoreline.
One of the elements in the plan is Marasi Bay Marina, operated by OMNIYAT. The facility will include berths for superyachts, a tender boat service and a Yacht Club. Additional features include jetty lounges and the Signature Pavilion, a 10,000 square-foot floating structure for retail and events. The facilities sit along the south side of Marasi Bay, where OMNIYAT is also delivering a range of open-air amenities, including a running track, padel courts, an art trail and a children’s play area.
The newly acquired island will introduce Dubai’s first beach club in the Burj Khalifa District. The island will be developed with a mix of leisure and lifestyle spaces that align with the wider objectives of the Marasi Bay project.

Residents will also have access to Sunset Park, a 30,000 square-foot private floating island situated along the promenade. The facility will include wellness and leisure spaces such as yoga terraces, sensory gardens, picnic lawns, a chef’s kitchen and BBQ areas, indoor rooms for events and work and a private jetty.
Complementing the residential portfolio, OMNIYAT is also developing ENARA, an office tower scheduled for completion in 2027. ENARA will offer commercial spaces connected to promenade access and outdoor wellness facilities.
